The craftsman blocks near downtown - Hudson's Bay, Rose Village, Hough - are old enough that the roof is rarely the only thing due. Siding and roof on those houses were installed together and have weathered together, and the flashing where they meet is done properly when both are open at once. If you are calling about one, it is worth asking about the other.
The 1950s and 60s tract streets through Fircrest and Bagley Downs are usually on a second or third roof, so what we find is the previous crew's work rather than the builder's: layered shingles, ventilation built to the standards of the day, and flashing reworked once without being redone properly. Those houses also almost universally still have original aluminum-frame windows, which condense on the frame regardless of how good the glass is.
Cascade Park, Fisher's Landing and Riveridge are newer, and the honest answer there is usually a repair rather than a replacement. Skylight flashing that went in on a builder's schedule, pipe boots cracked by UV, moss on a shaded north slope, gutters that were never pitched right. All small now, all expensive after two winters.
