Most window calls we take in Camas come from one place: the subdivisions built between roughly 1995 and 2010. Camas Meadows, Forest Home, and Dawson's Ridge all went up with builder-grade double-pane vinyl, and that glass is now past the point where the seals reliably hold. The tell is a haze between the panes that no amount of cleaning touches, usually on the south and west elevations first because those took the most heat cycling.
Camas complicates that in a way flatter neighborhoods do not. These are view lots, and the glass was sized for the view - tall picture units, stacked windows in two-story great rooms, bay and bow assemblies facing the valley. Replacing a 30-inch bedroom double-hung is routine work. Replacing a two-story picture window over a hillside drop is a different job with different access, and it is worth pricing per opening rather than accepting a per-house number that averages the two together.
There is a second Camas pattern worth naming. On the steeper Prune Hill and Lacamas Heights rooflines, interior rooms that face uphill get very little usable daylight no matter what happens at the wall. That is where Velux skylights and sun tunnels do work no window can, and the clean time to add one is while the roof is already open for a Camas re-roof. Cutting a new curb into a finished roof later costs more and introduces a penetration that did not have to exist.
Which method we use comes down to what is behind the trim. Insert retrofit keeps the existing frame and is faster and cheaper, and it is the right call when that frame is sound and square. Why are so many Camas windows fogging at once?
Because the neighborhood aged together. Camas Meadows, Forest Home, and Dawson's Ridge were built within a fairly tight window in the late 1990s and 2000s with the same generation of builder-grade double pane. When the seals reach end of life they do it across the subdivision at roughly the same time. The haze between the panes is the failed seal, and it cannot be cleaned or repaired - the insulated glass unit has to be replaced.
Should I replace all the windows at once or just the failed ones?
Either is defensible and it depends on how long you are staying. Doing the failed openings only is cheaper now and perfectly sound work. Doing the house at once gets you one consistent product, one trim detail, and one warranty registration, and it avoids paying mobilization twice. We quote per opening so you can see the actual difference rather than guessing at it.
Do you replace two-story picture windows on Prune Hill view lots?
Yes. It needs different access than a standard opening - often lift equipment or staged scaffold on a hillside lot - and the glass itself is heavier and sometimes has to be brought in on a rack. This is exactly why we price per opening. A per-house average either overcharges you for the bedroom windows or undercharges the big one, and neither is a good way to start a job.
Is a skylight better than a window for a dark uphill room?
For a room that faces uphill on a Prune Hill or Lacamas Heights lot, usually yes. A wall window facing a slope collects reflected light at best. A skylight gets open sky. If you are already scheduled for a re-roof, adding one then is meaningfully cheaper than cutting into a finished roof later.
Insert or full-frame for my Camas home?
Insert when the existing frame is sound and square, which it usually is on the newer subdivisions. Full-frame when there is rot in the sill, when the opening is being resized, or when the trim detail has to change. We check before quoting rather than after, because finding rot mid-install turns a fixed price into a change order.
