Siding work by Quality Master on a Ridgefield, WA home

Siding work in Ridgefield at a glance

Quality Master works on siding across Ridgefield, WA, and homeowners call for two things. In the post-2010 subdivisions - Pioneer Canyon, Tri-Mountain, Northport, South Ridge - the houses are far too young for a full re-side, so the work is repair of installation defects that are surfacing at ten to fifteen years: open butt joints, short clearance to grade, and trim that was fastened wrong. In the original downtown core the housing is genuinely old and takes full James Hardie or LP SmartSide wraps.

  • Neighborhoods: Pioneer Canyon, Tri-Mountain, Lake Ridgefield, Northport, South Ridge, Downtown Ridgefield
  • Newer stock: repair and defect correction, not full replacement
  • Common defect: clearance to grade below the manufacturer minimum
  • Downtown core: 1900s-1980s homes taking full Hardie or LP wraps
  • HOA color approval applies in most newer Ridgefield subdivisions

Siding in Ridgefield

Siding Ridgefield, WA: too new to replace, old enough to fail.

Ridgefield is the fastest-growing city in Clark County and the housing shows it. Most of what is here went up after 2010, which puts it well inside the service life of its original siding. Selling a full re-side to a fourteen-year-old house would be selling something nobody needs, and we do not.

What those houses do have is installation defects reaching the age where they announce themselves. Production building at speed produces a consistent set of them, and we find the same ones repeatedly across Pioneer Canyon, Tri-Mountain, and Northport. Clearance to grade is the most common: siding run too close to soil or to a later-added patio, which wicks moisture into the bottom course and eventually into the sheathing. Open butt joints where the original caulk has failed and nothing was backing it. Trim and corner boards face-nailed where they should have been detailed differently. None of these is a whole-house problem, and all of them get worse if left.

That distinction matters commercially and we would rather be blunt about it. A homeowner in a 2014 Northport house who has been told they need a re-side has probably been told wrong. What they likely need is a few hundred dollars of correct flashing and joint work, and possibly a conversation with the builder if the house is still inside any applicable warranty. We will document what we find either way.

Downtown Ridgefield is the genuine re-side market. The original core has 1900s-through-1980s housing that has done its time, and those get full James Hardie or LP SmartSide wraps the same as anywhere else in the county. The one Ridgefield-specific wrinkle across both markets is that most newer subdivisions here have an HOA with an approved color palette, so color selection has an approval step that Vancouver homeowners generally do not deal with. Worth starting early. Gutters come off with the fascia, and the seamless gutter work goes back on new; the roof side of the same house is covered under Ridgefield roofing.

"Victor discovered that the Hardie Plank was too thin and the nails were going through the boards. He was honest and told me this instead of pretending to do the job. I especially appreciated his honesty."

Before you hire anyone

What Ridgefield homeowners ask us before signing.

What happens when you find rot underneath?

We open a section before quoting, not after, so you see what is there. The repair rate goes in the written estimate up front, which turns a bad discovery into a number you already agreed rather than a renegotiation with your house half wrapped.

Will the James Hardie warranty actually hold?

Only if it is installed to Hardie's published blind-nailing, clearance and gap specs, and only by a certified installer. We are certified and we build to those specs. An uncertified crew can leave you with siding that looks right and coverage that was void from day one.

How long is my house going to be open?

We work one elevation at a time and dry it in before moving on, so the house is never open across the board. We give a written day count with the estimate rather than a range, and we schedule around forecasted dry days.

Ridgefield siding FAQ

Siding contractor Ridgefield, WA questions, answered.

My house is twelve years old. Do I need new siding?

Almost certainly not. Twelve years is well inside the service life of any siding product a production builder would have used. What you may have is an installation defect that has reached the point of showing symptoms. Those are repairs, not replacements, and the difference in cost is very large. We will tell you which one you have.

What defects do you actually find on newer Ridgefield homes?

The same short list, repeatedly. Clearance to grade below the manufacturer minimum, which wicks moisture into the bottom course. Open butt joints where the original caulk failed with nothing backing it. Trim and corner boards fastened in a way that was fast rather than correct. Production building at volume produces consistent defects, which is genuinely useful because it means we know where to look.

Could this be covered by the builder warranty?

Possibly, depending on the builder, the age of the house, and what the warranty covers. We do not handle warranty claims for you, but we will document what we find with photographs and a written description so you have something concrete to take to the builder. That is worth doing before paying anyone to fix it.

Do I need HOA approval for a siding color change?

In most of the newer Ridgefield subdivisions, yes. They generally have an approved palette and a submission process, and the timeline can be several weeks. Start that before scheduling the work rather than after, because it is the one part of the project we cannot move faster.

Do you do full re-sides in Ridgefield at all?

Yes, mainly in the original downtown core where the housing runs from the 1900s through the 1980s. Those houses are at the age where full James Hardie or LP SmartSide wraps make sense. It is a smaller share of Ridgefield than the newer subdivisions, but it is real work and it is the part of town where a re-side is genuinely the answer.

Do I need a permit for siding in Ridgefield?

Siding replacement on its own usually does not. Structural repair found underneath does, and that goes through the City of Ridgefield Building Department. On defect repairs in newer homes we rarely find structural damage, which is one of the advantages of catching these early.
