Gutters are easy to forget about until they fail - and in Vancouver, WA, a failed gutter system causes more expensive damage than most homeowners realize. The good news is that gutters give you plenty of warning before they’re done. The signs below are the ones worth acting on, and they explain why “replace” usually beats “patch” once a system is past a certain point.
Why Clark County is hard on gutters
Forty inches of rain a year and a forest canopy full of fir needles is the perfect combination for gutter failure. Needles clog the system, water backs up, freeze-thaw cycles split the seams, and over a decade or two the entire run sags from constant load. Most gutters in Clark County, WA make it 20-25 years on a well-maintained home. Without cleaning, half that.
The signs that mean replace, not repair
1. The gutter is pulling away from the fascia
If you can see daylight between the gutter and the fascia board, or the gutter is visibly tilted, the hangers have failed. Sometimes that’s a re-hang job. Often the fascia underneath has rotted from years of water spilling behind the gutter - and that means tearing out the gutter, replacing the fascia, and re-running the system. At that point a full replacement is usually cheaper than a patch.
2. Seams are leaking, dripping, or stained
Sectional gutters (the old kind that come in 10-foot pieces and join at corners) have seams every 10 feet. Each seam is a failure point. If you see vertical rust streaks down the side of the gutter, water is sitting at a seam. We can re-seal one or two; once it’s most of them, it’s a sign the whole system is at end of life. 3. The gutters overflow during normal rain
Gutters should handle PNW rain without cascading over the front. If yours overflow during a typical Vancouver rainstorm - not a cloudburst, just regular rain - they’re either undersized (5K when the roof needs 6K), clogged, or pitched wrong. Cleaning fixes clogging. Sizing and pitch problems are replacement issues.
4. Water pooling at the foundation
This is the expensive one. If water sits next to your foundation after a rain, the gutter system is failing somewhere upstream - clogged downspouts, splash blocks that aren’t draining, or extensions that are too short. Long-term, foundation water causes basement leaks, soil settlement, and cracked foundations. A $3,000 gutter project is cheap insurance against a $25,000 foundation repair.
5. Visible rust or holes
Aluminum gutters don’t rust, but the steel screws, brackets, and old galvanized systems do. If you see rust streaks running down the gutter exterior or actual perforations, the metal has reached end of life. Painting over rust doesn’t stop it - the substrate has thinned and will eventually let go.
6. Vegetation growing in the gutter
Moss, weeds, or - yes, we see this - tree seedlings sprouting in a gutter mean the system has been holding decomposed organic matter long enough to host a small ecosystem. The metal has been wet for years; the lifespan is over.
7. Basement or crawlspace moisture
Sometimes the first sign of a failing gutter is a damp basement, not the gutter itself. If you’ve started noticing musty smells or moisture in the crawlspace, look up before you call a foundation contractor. Gutters that spill on the wrong side of the foundation drain are usually the cause.
Why seamless beats sectional
Seamless gutters are formed on-site from one continuous coil of aluminum. The only joints are at corners and end caps - no mid-run seams to leak. They’re stronger, they look cleaner, and they outlast sectional systems by a wide margin. Adding gutter guards (or not)
